Over the course of the project, we will need to access, survey and buy land to construct and operate the railway. This may include some residential properties.
As we develop full designs for the EWR project we will continue to contact people whose land and property could potentially be affected.
If you’ve received a letter from us informing you that your land and property may ultimately be affected, we encourage you to contact our help number, or email the land inbox. Contact details for our Land & Property team are at the bottom of this page.
Any land and property discussions will be held directly with our Land & Property team which consists of a number of specialists split into different areas of experience. We’ll put you in contact with right team member to provide the information you need. We appreciate that proposals for EWR will affect many people who will be looking for clarity and support as soon as possible.

What homes and land will be affected by the Project?
In identifying the preferred route, we’ve taken account of impacts on land and property owners and have sought to reduce these as part of our consideration of the overall effects of our proposals. As is typical for a project of this type, at this stage it’s too early for us to know exactly what land we will require for the railway and further design work and surveys need to be carried out. Changes to the design may be identified as a result of that work.
As we develop our land requirements, we’ll get in touch with land and property owners to help them understand whether their land and property may be affected and the next steps.

Will people be coming on to my land?
We are currently carrying out environmental surveys across the route and will be surveying in a wider area than we’ll eventually need for the Project. We don’t yet know for certain which land or property will ultimately be needed and the fact that we are carrying out surveys on a particular piece of land does not necessarily mean we will need to use it in the future.

How can I get help to move if I need to sell but are unable to because of EWR?
We’ve launched the Need to Sell (NTS) Property Scheme to support eligible property owners who have a compelling reason to sell their property but are unable to do so, other than at a substantially reduced value due to the EWR project. Further information is available below.
