Over the course of the project, we will have to survey, access and in some cases ultimately buy land to construct and operate the railway.
We’ve contacted people whose land and property could potentially be affected by one or more options that we are considering as we develop full designs for the EWR project.

Our five principles
We know the possibility that we may need to ultimately purchase your land and property may concern you, and we will follow these five principles to seek to minimise the impact on you if you are potentially affected by the project.
- Keep you updated: We will keep you updated throughout the project and keep you informed as our proposals develop.
- Act with respect: We will treat you, your land, property and personal data, and third parties acting for you with respect. We will work collaboratively with you and any third parties acting for you.
- No unnecessary land: We will discuss our proposals with you, so we understand and manage the potential impacts to you. We aim to minimise the impact our proposals may have on your land and property and mitigate any impacts we cannot avoid.
- Fair compensation: Where we would need to acquire your land for the project, we would compensate you fairly in accordance with the statutory compensation code and we would seek agreements with you.
- Dedicated contacts: our dedicated, specialist land team is in place to ensure you have consistent and well-briefed contacts with the project.

Share your views on our Need to Sell Scheme
We are consulting on our proposals for a Need to Sell Scheme, that if introduced, would aim to support people whose ability to sell their property was affected by the project following the announcement of a preferred route alignment.

To help us develop the project, we need to survey the land in the broad area around it. These surveys will help us design the railway so we can deliver transport connections in a responsible and environmentally sustainable way and help us to design appropriate ways to mitigate any negative impacts of the railway. They'll also help us to understand the environmental conditions of the area including things like the plant and animal species living nearby, the environmental features like rivers and streams, and the historical features present.
We will be surveying in a wider area than we will eventually need for the project. We don’t yet know for certain which land or property will ultimately be needed and the fact that we are carrying out surveys on a particular piece of land does not necessarily mean we will need to use it in the future. We’ve contacted people whose land and property could potentially be affected by one or more options that we are considering in our current proposals.
In mid-November 2020 we updated our key survey documents, which includes a guide that explains the type of surveys that are happening at the moment, along with a Survey Access Agreement and associated forms. These key documents are found below, and replace the previous versions (4.2MB) from earlier in the year.
